Les salaires, quant \u00e0 eux, n\u2019augmentent pas, \u00e0 l\u2019exception du SMIC, index\u00e9 sur l\u2019inflation, provoquant de facto une baisse du pouvoir d\u2019achat pour une majorit\u00e9 de Fran\u00e7ais. Celle-ci est d\u2019environ 5%.&nbsp;<\/p>\n\n\n\n<p>En parall\u00e8le, les taux d&rsquo;int\u00e9r\u00eat sont depuis quelques mois en constante hausse. Aujourd\u2019hui, sur 20 ans, un emprunteur peut pr\u00e9tendre \u00e0 un taux \u00e0 1,6% contre 1% en septembre 2021\u2026 son taux le plus bas. Des chiffres qui risquent de continuer de grimper d\u2019ici d\u00e9cembre 2022. La Banque de France pr\u00e9voit effectivement un retour \u00e0 des taux comparables \u00e0 ceux de 2014 (2% voire 3%) d\u2019ici fin 2022.&nbsp;<\/p>\n\n\n\n<p><strong>Une situation \u00e0 relativiser&nbsp;<\/strong><\/p>\n\n\n\n<p>Malgr\u00e9 la hausse attendue des taux, il n\u2019y aura pas une envol\u00e9e, comme cela a \u00e9t\u00e9 le cas par le pass\u00e9. Le v\u00e9ritable probl\u00e8me r\u00e9side dans le fait que les taux augmentent plus rapidement que les prix ne baissent, cr\u00e9ant lentement un l\u00e9ger d\u00e9s\u00e9quilibre entre l\u2019offre et la demande.&nbsp;<\/p>\n\n\n\n<p>Cependant, comme l\u2019indique&nbsp;<strong>Gr\u00e9goire de Flers, Head of Sales chez Hosman \u00e0 Paris<\/strong>,&nbsp;<em>\u201cdepuis le COVID, le niveau d\u2019\u00e9pargne des Fran\u00e7ais est historiquement haut, et l\u2019immobilier reste une valeur refuge pour les Fran\u00e7ais\u201d.&nbsp;<\/em>Ainsi, m\u00eame si la situation \u00e9conomique actuelle a un impact sur le prix de l\u2019immobilier parisien en particulier, tous les capteurs ne sont pas au rouge pour les porteurs de projets immobiliers dans la capitale.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter size-full is-resized\"><img fetchpriority=\"high\" decoding=\"async\" src=\"https:\/\/licencek.com\/wp-content\/uploads\/2022\/08\/barometre-immo-paris.jpg\" alt=\"\" class=\"wp-image-2738\" width=\"340\" height=\"499\" srcset=\"https:\/\/licencek.com\/wp-content\/uploads\/2022\/08\/barometre-immo-paris.jpg 641w, https:\/\/licencek.com\/wp-content\/uploads\/2022\/08\/barometre-immo-paris-204x300.jpg 204w, https:\/\/licencek.com\/wp-content\/uploads\/2022\/08\/barometre-immo-paris-8x12.jpg 8w\" sizes=\"(max-width: 340px) 100vw, 340px\" \/><\/figure>\n\n\n\n<p><strong>\u00c9tat des lieux des prix de l\u2019immobilier parisien&nbsp;<\/strong><\/p>\n\n\n\n<p>Tandis que la haute saison de l\u2019immobilier touche \u00e0 sa fin, les prix se stabilisent dans l\u2019ensemble de la capitale. En moyenne \u00e0 Paris le mois dernier il fallait d\u00e9bourser 11 582\u20ac\/m\u00b2 pour un appartement, contre 11 491\u20ac\/m\u00b2 ce mois-ci. La majorit\u00e9 des arrondissements voient leur prix au m\u00e8tre carr\u00e9 inchang\u00e9s en ce mois de juillet \u00e0 l\u2019exception des 1er, 4e et 8\u00e8 arrondissements o\u00f9 les prix au m\u00b2 sont \u00e0 la baisse. Respectivement, le m\u00b2 dans le 1er se n\u00e9gocie autour de 13 101 \u20ac en juillet tandis qu\u2019il \u00e9tait de 13 555 \u20ac le mois dernier. Ph\u00e9nom\u00e8ne observ\u00e9 dans le 4\u00e8me, en baisse de 2,5% par rapport \u00e0 juillet o\u00f9 le m\u00b2 s\u2019affiche \u00e0 13 372\u20ac contre 13 716\u20ac, et dans le 8\u00e8me 11 881\u20ac contre 12 293\u20ac.&nbsp;<\/p>\n\n\n\n<p>Malgr\u00e9 les difficult\u00e9s \u00e9conomiques rencontr\u00e9es ces derniers mois, le march\u00e9 immobilier parisien reste toujours actif avec un nombre record de transactions pr\u00e9vues en 2022. L\u2019indice de tension immobili\u00e8re, \u00e9tudiant le rapport entre le nombre d\u2019acheteurs et le nombre de biens \u00e0 vendre, atteint de plus ce mois-ci 18%, tandis qu\u2019il stagnait \u00e0 13% depuis plusieurs mois d\u00e9j\u00e0. Preuve s\u2019il y en a besoin que le march\u00e9 immobilier se porte bien dans la capitale.&nbsp;<\/p>\n\n\n\n<p>Pour anticiper au mieux les prochaines variations des taux, Gr\u00e9goire de Flers de Hosman recommande :&nbsp;<em>\u201cPour les vendeurs, les prix restent sur une tendance haute, il serait donc judicieux de mettre son bien en vente assez rapidement, pour que le futur acqu\u00e9reur puisse b\u00e9n\u00e9ficier d\u2019un taux d\u2019emprunt int\u00e9ressant avant qu\u2019ils n\u2019augmentent.
